Theater Consultant Planning Programming

Planning & Programming

Various factors are assessed in order to determine the type, scale, form, and quality of the venue. Conceptual studies and end user interviews are evaluated and presented to the project team. This assists in the compilation of a program document that establishes a general understanding of the present and future needs of the facility as well as basic guidelines for the subsequent project phases.

Schematic Design

An intensive exchange, through meetings, coordination, descriptive documents, and detailed sketches, is provided to reasonably define our portion of the parameters of the project. Conceptual layouts, acoustical shapes, and support spaces are determined, and associated equipment budgets are further developed.

Design Development

Pertinent operational and functional requirements of each aspect of our work is discussed, considered, and resolved. We contribute sets of drawings, specifications, and refined budgets of the design progress for the consideration of the client and the project team.  Once the development of design meets the needs of the owner and project, we move into the construction document phase.

Construction Documents

A fully developed set of drawings and specifications is generated in the most clear and concise manner possible. These documents are created with adherence to the Construction Specifications Institutes' formats in mind. Our main objective is to create documents that will ensure informed and competitive bidding for the benefit of our client.

Bid Evaluations

All appropriate bids are reviewed and evaluated for compliance with the contract documents. We can serve as part of the negotiating team to help insure the best interests of the client are respected in terms of function and price. In order to determine the contractors' ability to perform the work required we can assist in pre-qualifying contractors based on our previous experience with their work and/or review all bidders' qualifications.

Construction Administration

During the construction phase, we review contractors' submittals documentation, review potential substitution requests, and make periodic visits to the job site during construction and installation. Final inspections are performed and punch list reports created. User training is reviewed and supervised.
